Hartley & Co can offer a complete bespoke letting or management service for all types of residential and business property in Doncaster and the surrounding area.
We are happy to rent or manage all types of homes, City centre executive flats, family and suburban homes, student flats, terrace houses, flats above shops, or business premises.
With our extensive knowledge and network of contacts in the Doncaster area we are confident we provide a service second to none.
Our full property management service includes the following:
1 Initial meeting
Advising you on the likely rental income and any pre-letting preparations we consider advisable.
2 Marketing and advertising your property.
We display all properties in our window, place all properties on our web site and internet portals where possible (eg Rightmove), compare against our Tenant waiting list, and advertise in the local press.
3 Initial action
We interview all prospective tenants initially and follow up with comprehensive referencing through an independent company, checking such as financial situation, ability to pay, any fraudulent history, positive identity checking and previous addresses.
At times it is also necessary to secure a guarantor as a further means of securing your rent income.
4 Visits
We always accompany tenants to properties and this includes evenings and weekends where required.
5 Tenancy agreements
We prepare the tenancy agreement together with notice to quit information to give the Landlord the protection from the relevant Rent and Housing acts, also renewing the agreement when it becomes necessary.
6 Mortgagees
We liase with the landlord’s mortgagee regarding the Tenancy agreement and possible need for references.
7 Deposits.
We collect a deposit of around one month’s rent in advance of a Tenant taking up residency. This deposit is placed in a government approved deposit scheme within 14 days of receipt. We will notify the Landlord and the tenant of the scheme being used and supply particulars of the same.
8 Rent collection.
We collect the rent when due by either Standing order, cheque, or by receipted cash payment.
This is paid to the Landlord on a monthly basis and is normally by bank transfer, less any fees or expenses due for the month or period in question.
A detailed statement is sent directly to the Landlord’s address.
9 Utilities
We notify utility companies (water, gas, electricity) of the change of occupation and read the meters at the beginning and end of every tenancy.
10 Property inspections
We always make a practice of visiting a property during the first six weeks of a Tenancy to assess the living style of the Tenant and visit again every two months if we consider it is necessary to monitor the situation. |
